Independent buyer orientation & analysis · Spain

Clarity before
commitment.

Buying property in Spain means making decisions with incomplete information.

NonAgent gives you independent, unconflicted orientation around a property you're considering, what you can establish, what remains uncertain, what may matter, and what deserves attention before you commit.

Analysis without a stake in the outcome.

Incomplete information is normal

You need to know
where you stand.

A listing gives you information. So do the photographs, the map, the agent, the viewing and the documents.

Sometimes what isn't there tells you something too.

But information isn't understanding.

A signal can have several explanations. An apparent problem may turn out to be nothing. Something easily overlooked may deserve attention. And some uncertainties simply can't be resolved yet.

The aim isn't to eliminate uncertainty.

It's to narrow it where possible, make what's left visible and usable, and understand what deserves your attention next.

Before commitment

There is a point at which the questions change.

Verification is a discipline throughout the purchase journey. But its most intensive phase is the Verification Window.

A properly structured reservation can establish time to investigate, obtain evidence and understand what still needs attention before arras.

By arras, material uncertainties should be resolved, expressly conditioned or consciously accepted.

The point isn't to eliminate uncertainty. It's to understand what you're committing to and control the conditions of commitment.

Orientation through analysis

Make the uncertainty useful.

I analyse the property and the information around it without needing the transaction to happen.

I look for signals, test possible interpretations, consider what they could imply and identify what action, if any, the available evidence justifies.

Not every signal is a red flag.
Not every unknown needs resolving.
A possible problem isn't an established one.

The job isn't to manufacture certainty. It's to help you understand what you know, narrow what you don't, and make what's left visible and usable.

Possible actionNote it and move on

An uncertainty that doesn't need resolving now, but is still worth keeping in view.

Possible actionInvestigate it now

The signal matters and the answer is reachable before you commit.

Possible actionRequest evidence before commitment

Someone holds the answer. Ask for it while the answer can still change what you do next.

Possible actionMake it a condition of proceeding

It can't be resolved yet, so it may need to be addressed before you commit.

How I can help

Different questions need
different analysis.

Not sure which kind of analysis fits? That's fine. The right starting point depends on what you're trying to establish and where you are in the process.

Property first

Listing Interruption

An independent first look at the property itself.

An independent first analysis of the listing: what it says, what it shows, what it doesn't, and the questions the available evidence raises.

Your circumstances are deliberately kept out of this first read.

The property gets a chance to speak before your plans for it do.

The story behind the service

I built the service
I wish we'd had.

We had a lawyer.
We had a survey.
We had a bank.
We asked questions.

And important things still fell through the gaps.

We've bought two very different properties in Spain, in different regions.

In between, we got burned, despite believing we were doing everything right.

But we'd already spent years exploring Spain's property market. Thousands of listings, hundreds of possibilities, different regions and different ways of living.

Trying to understand what we were looking at.

And what we were looking for.

That experience made me question more than individual properties. I started examining the gaps between the information buyers receive, what they assume, and what they actually need to establish.

I've since dug deeply into laws, regional practices, documents, buyer experiences and how transactions unfold. And I keep testing what I think I know.

Because often the useful answer isn't a sweeping answer about Spain.

It's knowing what needs to be established for this property, for this buyer, before they commit.

That's why I built NonAgent.

The independent, unconflicted perspective we couldn't find when we needed it.
No stake in the outcome

Whether you buy doesn't change what I earn.

NonAgent doesn't sell property.

I don't act for sellers or developers. I don't take a percentage of the purchase price or earn a commission when a transaction completes.

That separation is deliberate.

My interest is in the quality of your understanding, not whether the transaction goes ahead.

The messy bit between yes and no

We don't know yet.

Here's what we do know.

Here's what could matter.

And here's what can be done.

A few sensible questions

Before you get in touch.

Do I still need my own property lawyer?

Yes. NonAgent does not replace legal advice, legal due diligence or representation.

You should have a qualified property lawyer privately instructed by you before committing to a purchase.

NonAgent's role is different: helping you understand the property and the available evidence, identify unresolved questions and approach those legal conversations with a clearer understanding of the property and the questions that need answering.

Is NonAgent a buyer's agent?

No. I don't search or shortlist properties on your behalf, represent you in the transaction or negotiate the purchase.

You bring the property. I provide independent analysis and orientation.

Will you tell me whether I should buy?

I'll give you my assessment, not make the decision for you.

I'll explain what the available evidence supports, what remains uncertain, what may matter and what actions are worth considering.

The decision is yours. Making it better informed is my job.

Can you analyse a property anywhere in Spain?

For Listing Interruption and Context & Fit, yes. The analytical approach isn't geographically restricted.

But Spain isn't uniform. Rules, procedures, terminology and normal practice can vary considerably by region and municipality.

Where something needs local verification, identifying that need is part of the analysis, not something I'll cover with a generic Spain-wide answer.

Now, what are you looking at?

You've seen how I approach property decisions. Let's look at yours.

Send me the listing and a little context. You don't need to have the questions neatly organised.

I'll tell you whether NonAgent can usefully help, including when the answer is no.

Tell me what you're looking at.

A few details help me decide whether NonAgent is the right fit, and which kind of analysis, if any, would be useful. I'll reply personally.

Have you signed anything or paid any money for this property?

A note about intended use: NonAgent analyses residential purchases, but doesn't determine rental yields, tourist-rental permissions, tax treatment or legal compliance. Where those assumptions could matter, I'll flag the need for appropriate specialist verification. An independent lawyer with relevant local expertise remains essential.

No payment or commitment at this stage. Please don't send identification documents or sensitive paperwork through this form.
